The Albemarle Syndicates are a series of property investment syndicates that have been established to invest in commercial property across the United Kingdom.
Geoff Egan and Dougie Lawson, who previously worked for Morgan Grenfell Laurie, set up Egan Lawson in 1990 as a niche investment agency. Working as investment brokers with a largely landlord orientated management department they were in an ideal environment to identify attractive investment opportunities.
The decision to establish the syndicates was made in 2001 at a time when buy to let residential investment was growing in popularity but there were very limited ways for private investors to make direct investments into commercial property. Since the first acquisition in 2002 approximately £300 million has been invested into fifteen syndicates.
The strategy has been opportunity driven with the aim of maximising IRR returns over a period of up to five years. Competitive fees and co-investment by the promoters ensures a close alignment with investors’ interests.
A growing relationship with a number of major banks and building societies has lead to attractive finance for the syndicates and enabled enhanced performance through gearing.
